North Carolina cares about consumer educationHere are two important things to know:  First, consumers are protected in North Carolina Real Estate transactions by the required disclosure of who represents whom.  It is important to inquire if the agent is working to gain more profit for the seller or working to get a lower price for the buyer before you offer any personal financial information.  Agents can also represent the buyer and the seller in a relationship that is more like a negotiator and go-between. The main thing for you to know is: Have I asked this agent to represent me?  If not, you can assume the agent is representing the seller of the property and keep your intentions to yourself until you have formalized an agreement with an agent for buyer representation. 

Second, the Real Estate broker is a licensed individual trained in completing all the steps involved in “brokering” a real estate transaction.  There are certain duties that the Real Estate agent is expected to perform that are outlined in the agency contracts approved by the North Carolina Real Estate Commission. Your agent will be happy to explain what the duties are - whether you are buying or selling  The skill and ability of your agent is also dependent on the training, experience, background, education and personality that he or she has. 

Most of the time, all of the commission paid in a real estate transaction is paid by the seller of the property.  This means that buyers generally do not pay for professional representation by a Real Estate agent!
